A roof estimate is usually an inspection plus a conversation. The company needs to understand the roof before it can recommend materials, scope, and price. Each company sets its own process, so visits are not identical.
What they may evaluate
- Roof dimensions, pitch, and complexity.
- Existing materials and the number of layers.
- Visible wear, storm damage, and prior repairs.
- Flashing at walls, valleys, chimneys, and penetrations.
- Ventilation and attic conditions, when accessible.
- Decking condition, from the exterior or attic.
- Access, disposal, and site constraints.
What you can do during the visit
- Share the roof’s age if you know it, and any leak history.
- Ask them to explain what they are seeing in plain language.
- Note the materials they recommend and why.
- Ask when you will receive a written estimate.
