How to Compare Roofing Estimates
A homeowner checklist for comparing roof replacement estimates on more than price alone.
Updated 2026-08-29 · 8 min read
A roof replacement is one of the larger home investments most people make. Comparing estimates is less about finding a magic lowest number and more about understanding what each company is actually offering.
Line up these items side by side
| Compare | What to look for |
|---|---|
| Total project price | The complete number, including tear-off, materials, labor, and disposal. |
| Roofing material | Type, manufacturer, and product line—not just “architectural shingles.” |
| Underlayment | What goes under the finished roof and where it is used. |
| Flashing | How walls, valleys, chimneys, and penetrations will be handled. |
| Ventilation | Whether intake and exhaust are part of the recommendation. |
| Decking allowances | What happens if wood underneath is damaged. |
| Cleanup and disposal | Who removes old materials and how the property is left. |
| Workmanship warranty | What the installer covers, for how long, and what voids it. |
| Manufacturer warranty | What the product warranty requires to stay valid. |
| Timeline | Start window, crew size, and how weather delays are handled. |
| Payment schedule | Deposits, progress payments, and final payment timing. |
| Permit responsibility | Who pulls the permit and who is on the job as the contractor. |
Questions that usually clarify a confusing bid
- Are we looking at the same roof measurements?
- What is included if decking needs to be replaced?
- Which items are allowances versus guaranteed scope?
- Who will be on my roof, and who is the contractor of record?
- What would change this price after you start?
